Sapphire Tower

Sapphire Tower is one of Downtown San Diego’s newest high rises. Located on Kettner Blvd where A St ends, Sapphire Tower is in a premier location between Little Italy and the Gaslamp. Sapphire Tower was built by , and offered to the public in 2009. Monthly HOA’s are high and the amenities tell the story as to why. 24 hour concierge/doorman, heated Pool/Spa, full Fitness Center, guest suite, and BBQ area are all features available to the residents. The Columbia District is undergoing The North Embarcadero Visionary Project, which will consist of multiple parks, fountains, etc along the waterfront on Harbor Dr. The construction should just be a small traffic inconvenience over the upcoming years but will result in price appreciation for Sapphire Tower and the surrounding Columbia High Rises.

The Grande at Santa Fe Place

The Grande Condos, Penthouses, Homes for Sale are located on the corners of Pacific Avenue and Broadway in the Columbia District. The Grande consists of two luxury high-rises of concrete construction. The South Tower was completed by BOSA Development in 2004, while the North Tower was completed in late 2005. Monthly HOAs are luxury with each tower featuring its own Association and amenities. The Grande is the only complex Downtown to have this separation. The Columbia District is undergoing significant infrastructure upgrades over the next few years. As a result, The Grande Towers are the only place in America where you can potentially buy “Phase One” Penthouses. Investment opportunities and selling features include: the building sits near the development of future high-rises in the Columbia District providing a strong upside for future price appreciation, the development of the North Embarcadero Visionary Plan will increase infrastructure and price per square foot over coming years, the towers are two of BOSA’s newest and best developments downtown, and the floor plans feature great views while the buyer is able to buy more square footage than in the Marina District. The views, nevertheless, do need to be analyzed due to the impact that future construction may have.

TREO Condos, Lofts, Homes for sale are located on the corners of India and A Street in the Columbia District.  TREO is a mid-rise and high-rise combination of concrete construction completed by Intergulf in 2002.   Monthly HOAs at TREO are moderate relative to other downtown communities with similar amenities.  Residents and Homeowners of TREO love that they have all the amenities of Luxury High-rises at nearly half the cost. Highlights include: the Intergulf property providing amenities and luxury of a high-rise (pool, fitness center, on-site staff), the complex features contemporary floor plans ranging from one-bedrooms, two-bedroom plus den, lofts, city homes, and penthouses. The complex is moderately priced as prices per square foot will be enhanced by all of the luxury and infrastructure development in surrounding neighborhoods.  TREO is for the investor who can put up with the construction in surrounding areas over the next couple years.  In addition, view properties need to be analyzed for the impact of future construction obstructing current views.
