Cortez Hill

Cortez Blu

Cortez Blu: on the corner of 8th Avenue and Ash Street in Cortez Hill.  This complex offers 67 Condominiums that are available with the options of either 1 or 2 bedrooms. Cortez Blu is a 20 story tower and is a Project developed by K. Discovery: is located on the corners of Beech and 8th Street at the top of Cortez Hill.  Discovery is a luxury high-rise of concrete construction and was built by BOSA in 2002.  Surrounding landmarks include Balboa Park and the historic El Cortez.  Building amenities are luxury, as it has one of the best roof decks and one of the best lap pools (10th floor) in all of downtown.  Investment opportunities and selling features include: 1- and 2-bedroom floor plans, ability to buy more square footage relative to other downtown neighborhoods, most units have very nice views and contemporary appointments, it’s a quiet residential neighborhood with access to some of the busier areas of downtown, and it’s one of the top five luxury high-rises in all of downtown.

Solara Lofts

The Solara Lofts:  the newest loft properties to be delivered to the Cortez Hill neighborhood.  The developer of this project is 1515 Partners LLC.  This very unique project is an eight story office building that was converted into 77 loft style condos.  The result is an environment with one of a kind appointments and floor plans.  Solara Lofts is perfect for the upscale loft concept.  All of the floor plans are street facing, as there is no interior courtyard.  The developer is offering very unique concepts to separate the open loft spacing with sliding glass and wood doors.  All the appointments have been well thought out, from the large functional windows, to the bathrooms, and the storage space within the units themselves. Solara lofts also features guest parking, and spa like complex amenities for use by the homeowners.  There should be a-lot of room for the prices per square foot to rise in the coming years.  Right next door, the developer has proposed the construction of a 23 story Tower called Solara Tower.  This tower will feature common areas and pool/spa amenities that will be accessible to both buildings.  Potential investors should watch the final approval of this tower very carefully, as it should significantly add the already unique and valuable urban homes at the Solara Lofts.

The Mills at Cortez Hill

The Mills at Cortez Hill,  two buildings, one located on the corners of 6th and Cedar, and the other located on the corners of 7th and Cedar, in the Cortez Hill neighborhood.  Both buildings are mid-rises made of steel-frame/wood construction and were completed by Skandia Real Estate Group in 2004.  The Mills is within walking distance to Balboa Park, close to Little Italy and Southern Hillcrest.  Monthly HOAs are moderate relative to other downtown complexes and amenities include a gym, pool table, and three levels of underground parking.  Investment opportunities and selling features of the Mills include: the building being moderately priced, some of the unique floor plans include street-level town home units and top floor contemporary loft units, the building features a historical landmark community center, the ground floor of the complex features World Market (natural market & deli), and the community within the complex is very close nit.  Some of the units, however, are close to the S-curve of the 5-freeway causing noise issues that need to be closely analyzed.  The Mills is a great
